Roof Maintenance in Boise, ID
Roof maintenance is the cheapest work we do and the work that saves homeowners the most money. A $300–$800 annual visit routinely catches things that become $3,000 repairs if nobody looks.
We maintain roofs across Boise and Ada County — houses, rentals, HOAs and small commercial buildings.
Why Boise roofs specifically need maintenance
This climate is unusually hard on a roof, and not in the way most people expect.
Thermal cycling. Boise swings roughly 24°F to 93°F across the year — about 70 degrees. Every material on your roof expands and contracts through that range annually. Fasteners back out. Flashing separates. Sealant goes brittle and cracks.
Extreme dryness and UV. About 13 inches of precipitation a year, under a third of the national average, with humidity dropping to 25–30% in July. At around 2,700 feet the UV load is high. Asphalt binder dries out and granules shed.
Freeze–thaw. Roughly 21 inches of snow over five months. It isn’t the weight — it’s melt running to a cold eave and refreezing. That’s how ice dams form, and eave protection is where they’re stopped.
Spring wind. Frontal systems drive 40–60 mph gusts through the valley. Every year they lift tabs that reseal in the wrong position.
None of that is dramatic. All of it is cumulative, and it’s why a roof that got no attention for fifteen years usually fails a few years earlier than one that did.
What an annual maintenance visit covers
Full roof walk — every plane, not a look from the ladder
Pipe boots and penetrations — the most common Boise leak point, checked and resealed or replaced
Flashing at chimneys, skylights, sidewalls and valleys
Sealant at every penetration, replaced where it’s gone brittle
Fasteners — backed-out nails reset and sealed
Debris clearing from valleys and behind chimneys, particularly in the North End, East End and Bench where tree canopy is heavy
Moss and algae on north-facing slopes
Gutters and downspouts checked for flow and secure fixing
Attic inspection — the earliest place moisture shows
Ventilation check — including bathroom fans terminating in the attic, which is more common than you’d think and a real winter moisture problem
Photographic report of everything, including what’s fine
When to schedule it
Fall is the priority visit. Before the snow, catching anything that becomes a winter leak. Fixing a problem in October is dramatically cheaper than discovering it in January.
Spring is the second. After the wind season, checking for lifted or creased shingles and any ice-dam damage at the eaves
What roof maintenance costs
Price varies with roof size, pitch and access. Larger or steeper roofs and foothills hillside properties sit at the upper end.
Does maintenance actually extend roof life?
Honestly: it doesn’t make shingles last forever, and anyone claiming otherwise is selling something. What it does is stop small failures becoming large ones.
A cracked pipe boot found in October costs a few hundred dollars. The same boot found in March, after a winter of water into the decking, is a repair plus decking replacement plus possibly drywall and insulation.
It also matters for insurance. Carriers increasingly ask about roof age and condition, and some have moved older roofs from replacement cost value to actual cash value at renewal. A documented maintenance history is useful evidence that damage was sudden rather than the result of neglect.
Roof maintenance for landlords and property managers
Boise’s homeownership rate is 63.2%, meaning roughly a third of housing here is rented. For a rental portfolio, scheduled maintenance is simply cheaper than reactive repair — and far cheaper than an emergency callout with a tenant in place.
We can schedule around turnover and provide per-property photographic reports.
FAQs
01 How often should a roof be inspected in Boise?
Twice a year is ideal — spring after the wind season, fall before the snow. Once a year, make it fall.
02 What’s the difference between a roof inspection and roof maintenance?
An inspection tells you the condition. Maintenance is the inspection plus the small work — resealing, clearing, resetting fasteners, minor repairs.
03 Is roof maintenance worth it on a new roof?
Yes, though less urgently. Most manufacturer warranties assume reasonable maintenance, and some require documentation. Worth checking yours.
04 Do you offer maintenance plans?
Yes — scheduled twice-yearly visits with a photographic report each time.
05 My roof is 20 years old. Is maintenance still worth it?
Sometimes. On an older roof, maintenance is about buying planned time rather than extending life indefinitely. We’ll tell you honestly whether you’re maintaining a roof or delaying an inevitable replacement.
