Free Roof Inspection in Boise, ID

We get on the roof. Not a drone, not a satellite image, not a look from the driveway. Then into the attic, because that’s where most problems actually show first.

It’s free, there’s no obligation, and if your roof is fine we’ll tell you it’s fine.

Why on-roof matters

Three things you cannot see from the air, all of which change the answer:

How many layers you have. No aerial or satellite tool can count them. In Boise this is decisive, because the city caps roofs at two — and it’s often the single biggest line item in a replacement quote.

Pipe boot condition. The rubber collars around plumbing vents are the most common leak source we find in Boise, and they crack from UV and thermal cycling. From 200 feet up they look identical whether they’re new or failing.

Whether shingles are actually sealed. After a spring windstorm, tabs lift and reseal in the wrong position. From above the roof looks intact. From the roof the crease line is obvious.

What we check

On the roof: every plane, not just the visible ones · shingle condition, granule loss, creasing, lifted tabs · all penetrations — pipe boots, vents, satellite mounts · flashing at chimneys, skylights, sidewalls and dormers · valleys, and whether debris is packing in · ridge and hip · fasteners, including backed-out nails · gutters and drip edge · layer count

In the attic: daylight through the deck · staining on rafters and sheathing · wet or compressed insulation · ventilation — intake and exhaust balance · bathroom fans terminating in the attic, which is more common than you’d think and a real Boise winter moisture problem

Inside: ceiling and wall staining, and what’s above it

What you get

A written scope with photographs of everything we found — including the parts that are fine, because knowing what’s sound is as useful as knowing what isn’t.

If work is needed, a written estimate. No expiring discount, no pressure to sign the same day, and no asking how we rank against other bids.

Usually 45–60 minutes.

When to book one

Twice a year is ideal in Boise. Spring, after the wind season, checking for lifted or creased shingles and ice-dam damage at the eaves. Fall, before the snow, catching anything that becomes a winter leak.

If you only do one, make it fall. Fixing a problem in October is dramatically cheaper than discovering it in January.

Also book one if:

You’ve just had a windstorm — spring fronts drive 40–60 mph gusts through the valley

You’re seeing ceiling staining, even faint

Granules are collecting in your gutters

Your roof is over 15 years old and you don’t know its history

You’re buying or selling and the home inspection flagged the roof

Your insurer has sent a letter mentioning roof condition

Another roofer told you that you need a full replacement — always get a second opinion

Second opinions

We do a lot of these, and we’ll give you an honest answer even when it costs us the job.

If another company has told you your roof is finished and you’re not sure, we’ll go up and tell you what we actually see. Sometimes they’re right. Sometimes what’s needed is a valley repair and a set of pipe boots.

The same applies to insurance. Wind damage is subtle — subtler than hail — and it gets missed. We’ve seen roofs written off as “no damage” by one inspection get approved after a second, more thorough one.

Inspections for buyers, sellers and realtors

Buying? A general home inspector will flag obvious roof issues but usually won’t walk a steep roof or count layers. If the roof is a material part of your decision, get a roofer up there.

Selling? Knowing the condition before listing means you’re negotiating from information rather than reacting to a buyer’s inspection.

Realtors and home inspectors — we do a lot of referral work on escrow timelines. If you need someone on a roof this week, call.

What it costs

Nothing. No charge, no obligation, no callback campaign.

If a claim or a real-estate transaction needs formal documentation beyond our standard photographic report, we’ll discuss that separately.

FAQs

Is the roof inspection really free?

Yes, with no obligation.

How long does it take?

Usually 45–60 minutes including the attic.

Do you use drones?

Not as a substitute. A drone can’t count layers, check pipe boot condition, or tell you whether shingles are sealed.

Do I need to be home?

It helps for the attic access and the walkthrough afterward, but it isn’t essential.

Will you try to sell me a new roof?

No. If your roof is fine we’ll tell you, and several of our best reviews are from inspections that produced no work at all.

How often should I inspect my roof in Boise?

Twice a year — spring and fall. If only once, make it fall.
